Every Realtor that is licensed in the State of Maryland affiliates with a real estate company and, in some cases, a particular office. I chose to work with Long & Foster Real Estate, Inc., because of their reputation. My "home base of operations" is the Waldorf office. This gives me a place to pick up mail and process contracts and listings. It also gives me access to the wide range of material that Long & Foster provides to us to better serve our clients and customers. These are the tools that I use to help you buy a property or to list and market your property for sale.

Unlike many of my counterparts, though, I don't spend a lot of time in the office. I have chosen to conentrate my business helping people who use the Internet to research their potential real estate transactions.

Through the Internet ... as "Your Maryland 'Net Real Estate Agent" ... I can cover a larger area than most Realtors and can use the facilities of all Long & Foster Offices in my coverage area. That means that we can meet at a place that is convenient to you.

I made the decision to concentrate primarily on those savy home buyers and sellers who are familiar with the advantages that the Internet can provide. It makes me more productive and flexible, too.

Many Realtors just don't get it and spend all of their time driving people from house to house and then complain about not having enough time to take care of business. I believe that my way is better ... for you and for me.

Using E-mail and all of the other technologies that are available to us today, I am not limited to working with clients during "office hours," so if you need to send me a message at Midnight, you can do it ... even though I may not see it until 7 a.m.

Most Realtors get the majority of their business by sitting in the Office (this usually accounts for about 75% of their client base ... and the other 25% is from repeat business. Just to give you an idea of the way that I work, the chart below shows the sources of my business during my affiliation with Long & Foster.

As you can see, most (over 40%) of the people who I help buy or sell real estate find me through this web site. Another 22% are people who have been referred to me, mostly by OTHER REALTORS through this web site. They contacted me because they had clients who needed a Realtor in Southern Maryland.

A total of 63.1% of the real estate transactions that I have been involved in have been helping buyers purchase a home (many of them, their first home!). The other 36.9% were sellers of homes and land.

Because you are on the Internet now, you already know how much more efficient this can be. The way that I work allows me to cover a large area to better serve you. The main areas that I work in, though, are Anne Arundel County, Baltimore City, Baltimore County, Calvert County, Carroll County, Charles County, Frederick County, Harford County, Howard County, Montgomery County, Prince George's County and Saint Mary's County. There is nothing worse that establishing a "working relationship" with a client only to turn them over to someone else because they want to look at a house that is 40 or 50 miles away. How I will help you Buy a Property

If you decide to buy a property, you will tell me what you're looking for and I will send you listing information via e-mail so that you can review it in the privacy of your own home. Many times, I will even pre-screen the homes for you and can get the answers to questions you may have about particular properties. I can work for you as a Buyer's Agent to purchase a home listed by another Long & Foster agent (or even a property that is listed by another company).

Before we actually go out to look at properties, though, it is required by Maryland Real Estate Law that you complete the disclosure forms that explain to you the ways in which Realtors work. At that time, we can also discuss the Buyer Representation Agreement that Long & Foster and the Maryland Real Estate Commission requires to be executed prior to writing a contract to buy a property.

This document is required unless you are interested in purchasing one of my listings. In that circumstance, I cannot be your Buyer's Agent, and there are two options available to you:

(1) I can refer you to one of my associates, who will be happy to help you with the purchase (they would be your Buyer's Agent)

(2) I can help you purchase my listing with you being my customer. I would be representing the seller in the transaction, but am still required to provide you with services necessary to complete the transaction.

There are many clients that I have spent 3 or 4 weeks working with before we ever look at a house together. Your time is valuable, just like mine, and I'm sure that we will be able to figure out a plan that will work for both of us. In any case, I will do the best job possible for you. Real Estate in Maryland is changing hands at a ridiculous rate right now (actually for the past several years) and there is a shortage of properties on the market.

If you are serious about purchasing a home in Maryland, we need to act quickly! That's why when you Contact Me about purchasing a home, I will explain the process to you briefly and request any additional information that I need to help you find a home. I will then e-mail listings of homes that are currently available to you ... and continue to send you messages containing information about additional homes as soon as they come on the market.

This is also why it is very important that you obtain the necessary pre-qualification for the financing to purchase the property and do everything else that is required to acquire a property. Most of the homes that the average person wants to buy right now (those in the price range of $150,000 to $300,000) are under contract within 7 to 10 days of being added to the MLS.

How I will help you Sell a Property

I can work for you as your seller's agent through a listing agreement to sell your home. You can review information about my listings to see my track record of marketing properties for sale (houses and land). You will see that my listings are selling, on average, in less than half the time of other comparable properties. I am convinced that it's because of the Internet. Because you are reading this right now, you are one of the average 239 people every day so far in 2004 that visit this site because of their interest in Maryland real estate. That's quite a bit of exposure for your property!!!

One of the first steps when you decide to sell your property is to Contact Me. I will then explain the process to you briefly, and will request information from you that I need to figure out what your property is worth. This is done with what is called a Competitive Market Analysis (CMA).

I can do a preliminary CMA (the only true measure of a home's value other than an appraisal) for you without even visiting your property. For the CMA to become "official" (according to guidelines set forth by the Maryland Real Estate Commission), the CMA must include a walk-through of the property. This is done to look for any specific things that would have an impact on the potential selling price (damages that should be repaired so that they don't reduce the value, special features that might increase the value, etc.).

There are many web sites that will ask you to fill out a simple form with drop boxes so that they can tell you what your house is worth. You cannot trust this information! They do not conform to the Real Estate Commission Code of Ethics for conducting a CMA because t. They cannot do an on-site review of your property and use generic formulas ... admittedly based on comparable sales in the area. That's only one of the factors that helps to determine the market price of a property. There's much more too it than that!
