Many small builders and even some of the major developers now list their homes in the Multiple Listing Service (MLS) and that makes it very easy for me to find out about them for you. Many home-buyers don't do enough research before they decide to purchase a new home ... they spend a lot of time traveling around looking for communities that are being developed. Quite frankly, that's a waste of time and money! A common problem that you as a potential buyer will find is the availability of new home construction. You will see ads in the newspaper or drive around looking at signs posted along the highway and get excited about brand new homes, only to arrive at the development and find out that there is a waiting list and it will be at least six months before construction on your new home will even begin. The availability of a particular property may not be a problem for some people. Many people, though, want to move quickly. I can help you with that, because one of the services that I provide is constantly researching new home communities throughout the area. I have a pretty good idea about what is available now and what is coming in the future. I'm also developing a working relationship with the builders to make the process as smooth as possible for you. Recent statistics indicate that more than 25% of homes sold in the Metropolitan Washington and Southern Maryland areas are new home construction. Many buyers use the services of an experienced Realtor like me to help them with this process. I have spoken with quite a few who did not, though, and wish that they had!
