One of the most important times that a potential home buyer should use the services of an experienced Realtor like me as their Buyer Representative is when they are buying a new home. You can do this either

Obviously, much of this information changes almost daily, so the best way for you to get the current scoop is to let me research the communities for you. It is really strange ... and really silly ... that most people who want to buy a home in a "Builder Community" walk in there with nobody to help them!

Beginning on October 1, 2007, ALL SALES REPRESENTATIVES working for home builders MUST BE licenced Realtors. They represent the seller of the home. You NEED a Realtor representing you, too! When you have an experienced Realtor work for you as your Buyer Representative ... the process is much easier, and it normally doesn't cost you a cent!

The communities are divided into counties to make your search easier. Also, I have added links to the listings of resale homes in those areas so that you can look at them and do some comparisons of what you can buy. Many small builders and even some of the major developers now list their homes in the Multiple Listing Service (MLS) and that makes it very easy for me to find out about them for you. I have developed lists of new homes that are under construction and divided them by County. Many home-buyers don't do enough research before they decide to purchase a new home ... they spend a lot of time traveling around looking for communities that are being developed. Quite frankly, that's a waste of time and money!

A common problem that you as a potential buyer will find is the availability of new home construction. You will see ads in the newspaper or drive around looking at signs posted along the highway and get excited about brand new homes, only to arrive at the development and find out that there is a waiting list and it will be at least six months before construction on your new home will even begin.

The availability of a particular property may not be a problem for some people. Many people, though, want to move quickly. I can help you with that, because one of the services that I provide is constantly researching new home communities throughout the area. I have a pretty good idea about what is available now and what is coming in the future. I'm also developing a working relationship with the builders to make the process as smooth as possible for you.

Recent statistics indicate that more than 25% of homes sold in the Metropolitan Washington and Southern Maryland areas are new home construction. Many buyers use the services of an experienced Realtor like me to help them with this process. I have spoken with quite a few who did not, though, and wish that they had!

Most new home buyers decide to work with a builder on their own. This is because they don't realize that there is absolutely no cost to them in most cases to work with an experienced Realtor like me. In most cases, I am paid by the builder ... or seller ... of the property, so I work for YOU at no cost to YOU.

The vast majority of home builders are more than happy to cooperate with a Realtor, although that has changed in the last couple of years because homes are selling so fast. In many respects, their goal is the same as mine: they want you to buy a house that you will be happy with.

Buying a new home (just like building a custom home on your own) can be a very stressful experience. I have seen many times how the emotional ups and downs throughout the process can affect people ... and I've been there myself!
