It was listed for sale by another Realtor for $530,000, but I determined that the best market value for the property was $495,000. Ultimately, the property did go to foreclosure ... AND WAS SOLD for a reported price of $402,000. That's considerably less than the fair market value of the property. I believe that if the home had been priced appropriately for the conditions, an arms-length transcation might have been possible.
